This market is dependent on incomes and so both general ( National and International) economic conditions, local investment, infrastructure ( transportation links, services, the things that make it easy to do business), diversity of local industry,local government ( policies, leaders etc.) but also it is very dependent on where people want to live.

I’d say safety and a good location (i.e close to shops, restaurants and/or public transportation) are important to me.

Like anything, it's close to a major transportation route and a possibility of a go train in the area is an absolute bonus.

Also, Bakersfield is set to almost triple its population in the coming years because of the HSR, oil, agriculture, and now the transportation community.  

Access to public transport to Pittsburgh, it is currently a bedroom community for Pittsburgh.

No apartment buildings, no major transportation or other commercial properties within 10 miles.However there is a need for a convient store or a local market in the area.

They are 6 months behind on rent due to COVID-19, excuses are all of the ones you can imagine, not able to work, not having transportation to go to work, not receiving their stimulus check, having car issues and the list goes on.

The two aspects of Chicago that I feel are very different in Detroit are public transportation and density.The L in Chicago is arguably one of the best sources to track development and growth, as investors follow the train stops to new areas after the old one has experienced substantial growth.
