Would a normal home inspection suffice as the check for the working order for the appliances and other parts of the home?  

Any contract should suffice so long as it states "and/or assigns " after the buyer name or that assign ability is not prohibited.As mentioned if you are new seek a real estate attorneys advice.

I assume the deed is witnessed and notarized so I would ask the title company if affidavits were obtained from one or more of them averring to the deeds authenticity would that suffice.

For now I think just confirming your amount of prepayment needed should suffice.

And the other partner was a Garbage man who owned Garbage companies in multiple cities in CA.. and re cycle centers  both very accomplished but very different in their investing style strategy.. suffice it to say the fortune 500 president was all about OPM.. the Garbage man was all about CASH..

So, getting the financing for your first flip is different than buying a house to live in normally.Cash only doesn’t mean that you have a suitcase full of $100 bills or all the funds available in your checking account.I believe if you have a preapproval letter from a financial institution or a commitment letter of funds from a private letter, that will suffice too.

Assuming about 700 sf, will one unit in the main living area suffice?
