Very high turnover, tenants wont pay, when the tenant moves out and the house is vacant you will get your furnace/Water heater stolen.

It’s the principle of the matter of potentially being stolen from.

We are worried about those smaller detail pieces being stolen, so not sure how crazy to go…

There is a police report about a tenant of the building getting mugged last Fall - the person was mugged and a Crown Royal bag of change was stolen.  

And for sure I doubt 1% will ever see the inside of a court room.. were I see a lot of stuff these days is with contractors and sellers of real estate stealing money.. like the Morris invest debacle were millions got literally stolen..

Definitely not FHA, the property would never have passed that for multiple reasons.One of them being, the exterior electrical wires for one of the sides had been stolen for some pittance in scrap copper. 

Make sure you cover liability in case things are stolen in your lease or the shed addendum.

When I came back, my trash can had been stolen and strangely replaced with a totally broken one with holes.

All the appliances were stolen and doors and fixtures and cabinets have been severely damaged.
