I doubt there are going to be any significant gains to be taxed but what will cost some money is putting it back out on the market and having to pay the realtor, fees to title company, state tax/stamps, fees to lender, etc.

I use a draftsman to do that same thing, I was on the same page and had to pay the architect the second measure, after 4-5 times, i made a deal with him to charge less or i will be moving on to the next one, glad he accepted my offer, he doesn't measure stuff anymore, just takes my drawings and stamps them.

We instituted several things about 9 years ago- we put 12 filters in the house with dates on them and then take a time stamped photo of them being provided, now 9 years later, we use a company called second nature to mail and deliver them to our properties (right at the front doorstep), they have a date and logo on them, as well as being charged to the resident as a part of our resident benefit package.This way, if there is a problem with them not doing what they are supposed to do, the cost of repair, cleaning etc… are all on them.

Ultimately, I feel if you have a structural engineers stamp of approval and/or a warranty from a legitimate company on the work completed then you'll be fine.

They were hand drawn by an old-school unlicensed engineer when wet stamped by a licensed architect.
