All that being said, what looks good on paper often times might not be what it seems if you have issues finding quality tenants or are dealing with an extremely old building that requires a lot of maintenance/upkeep.

I know that every transaction in my management group is directly allocated to a property with a paper trail (literally every nickle of every transaction).Would that not make this an easier sell (to keep the assets in separate LLCs and run the transactions through a managmenet LLC).If the paper trails are strong, then wouldn't it work fine?

Without having to go to the Bank and getting Owner Financing would be a way to get a low down payment or having to get "House Hacking" insured loan and having to live there for usually about 12 months.Showing the Owner on paper how that kind of loan how much more he could make and how spreading out their income could reduce their tax liability.

When the insurance company gives you a check there will be a piece of paper you have to sign that says the insurance company gets paid first and then anything left over is yours.

My gut tells me you guys are right which is why I posted the question, however on paper the way it looks to me in theory I'd have Zero dollars invested and I can't imagine not seeing 50% appreciation over 30 years , and at that point I'd have my mortgage paid off as well and own the properties free and clear.
