Do a 1 year lease option with automatic extension if it doesnt appraise. give the seller whatever she wants, $8k upfront to be credited towards purchase price when option is exercised.

@Ayodeji Kuponiyi You can get it under option (without a lease), sell the option, and the buyer can exercise by buying sub2.
