I do manage my own property for now, and I do not have an electrician on speed dial but I assume a 5 minute local google maps search would reveal the best in the area to the PM.

My contractor is sending me photos of the work almost daily revealing huge structural defects, damage from rot and termites, and he's telling me the inspector is telling him there are a ton of code violations that are going to add to the cost, for example the HVAC ducting needing to be totally redone. 

I even saw it when it was fresh and didn't know he wanted it because he wanted 3/2s, & it was a 3/1. 

Then add to that: don't shake their hands, wash your hands with soap and water more frequently, if the place they are viewing is unoccupied, open the door and then let them view it while you wait outside, answer any of their questions outside (in the fresh air).As for tenants, don't send anything out.

They need to look fresh and in great working order.

A high end community will demand remodel to make the place look fresh and "trendy".  

After all that, most of you who read this will probably be saying to themselves, "Wow this guy needs to get outside and get some vitamin D and fresh air!". 

This would probably either be a "knock-out refinance" where the new loans pays off the $175k remaining balance on the home OR it would function as a fresh purchase loan, funding your brother's purchase from your grandmother.

Given that my credit was low (fresh out of college) I was able to get preapproved using my pay stubs (engineer).
