Even with an attributable labor rate attached to an invoice (which you have to trust a PM company to do fairly/accurately) it's still better than having them call a locksmith each time to rekey a lock or a plumber to install a garbage disposal.

It does depend on what the lease says, but in general if you're using the TREC or Texas Realtors lease, you should have recourse to simply post a notice of abandonment on the inside of the door and if they don't contact you in 48 hours you can legally take possession and change the locks.

If you can't commit at least 2 hours a day or 8 hours a week (in my experience) and a few hundred a month- I’m at $200/mo in marketing, lots of driving for dollars and TTPIf you know you can't commit to that - DO NOT SPEND THE MONEY.However if you are super hungry and you’re going to wake up insanely early and work on lunch or lock yourself in the laundry room to have privacy to cold call for a few hours a day -- if you can keep the promise to yourself - DO IT.
