My issue is figuring out how to cash flow it.It’s hard to get accurate numbers with Cleveland properties ranging in quality.

I do see the 45-1 hour commutes being more common with more townhome new developments in those ranges.

Hi Nicholas,It is common in most market not to get a lot of leads, mainly when the price is high, but it takes around 2 weeks to a month to really find the right person.Make sure that you are in the ranges that other rental properties are in your area.

I mean everything I've seen or talked to we're doing at minimum in the $400-$600k ish range, but maybe I am talking to the wrong people.

@Pedro - I would also be surprised if you'd be building anything custom with Miami-Dade County regulations for that range as well.

Hey @Jason Hutcheson - This is an inflection point moment because hiring the right general contractor can either make or break your investing career.Here in Chicago, our fee ranges from 12-30% depending on the job's size ($25k-$800) and complexity (bathroom vs. adding an addition).Before you make things more complicated with incentives I would just make sure you find some that you know, like, and trust. 

You also have a variety of price ranges, lending options, and markets that allow for a low cost to entry.
