If you are more comfortable with a lease that you created (b/c you know it's a good one) that shouldn't be a problem, but a MTM would be sufficient with a note that you are waiving your normal lease requirements due to their long history of good tenancy etc.

@Nicholas BolconSeller financing could work, but the seller would need to have sufficient funds (eg to afford wherever she is going next which I assume is above ground, pay off the current loan, etc).The issue is the EPA holds the current Title holder liable for the environmental cleanup/impacts.
