First I'm a police officer in the 2010 era now a landlord, I must be a glutton for punishment!

Not paying debts (in this case a lease) is punishable under the Uniform Code of Military Justice. 

Anything over 1 month's deposit is unlawful, and last month's rent or any kind of "move in fee" may no longer be collected. 

I know I can take the kids to court, and maybe put an unlawful detainer on their credit reports.

I've since had 2 new tenants move in, but one broke their lease (unlawful weapons), and the other is wanting to get out of her lease due to not feeling safe in the building (related to the aforementioned issue). 

But it takes a toll on you mentally unless you’re a glutton for punishment.

In California there is AB468 which has requirements on the medical provider and has a punishment for medical providers that provide bogus ESA authorization.
