The excess money goes to my current revolving credit card debt and truck payment with my 2 other loans and I pay off and that frees up 620 extra bucks a month I take care of the place for a year on my current job with my wife making 3300a month and then get this house leased out or rented then that people help pay my mortgage and costs then I get into a better mobile home paying about 300 a month and saving towards the next property soon after that year and making the next down deposit with my own cash and owing no one except the next person to fund my next apt complex!

It's a little different for me as a lender, but I learned very VERY early on while driving all over the place from Timbuktu to East Oakland to Vallejo that someone who isn't motivated enough to either a) come to my office or b) upload a W2 and some paystubs and other paperwork, isn't a good use of my time - my conversion rate while I was the "mobile mortgage man" was incredibly low, and my hours worked was ridiculous.

Hi all,Would like to get feedback of a possible mobile home park deal that I have on contract in Indianapolis, IN. 

I just saw a mobile home park come available in my city of Louisville, Ky by owner.  

For me personally, I started with single-family homes then went into mobile home investing buying properties for all cash.

A house or a mobile home on a main road, not held completely to the sfr zoning as development moves into an area main road frontage can be turned to commercial all the while you are renting it as an sfr until that potential shows up.For example, we bought as a tax deed 2.56 acres on Normandy blvd in Jacksonville Florida with 2 houses and a Mobile home for 49k, but it also has 528 ft of frontage on Normandy blvd  which is SR 228 & 330 ft on the side rd.

I am estimating that there is still about $5500 worth of work to complete the project plus the dishwasher, refrigerator and some bathroom items (that I have already paid for).The gentleman and I still have a relationship and he is paying for a guy to come work when he can afford it (telling me he is building mobile homes for $12/hr during the day and managing the night shift at McDonald's to cover bills and my work).
