I personally dont do any of that.. every market / or most will have an active fix and flip sector or buy and hold sector the important thing to me is the operator full stop.. great operator will do well in any market and all the national data simply is noise at least at my level. ( loaning our own money and JV deals with our own money)  we dont broker or anything like that.

Personally, I love them because they offer built-in diversification.In my experience, local banks are your best bet for financing mixed-use properties.

I cannot imagine anyone would finance chattel, meaning personal property. 

Personally, I'm very conservative, and I confine myself to sponsors that have a track record of at least one full real estate cycle with either little or no investor money lost.

I talk to person after person in local RIEAs.

If there are changes you want to make then send your tenants official notice of those changes via in person delivery or certified and regular mail along with a copy of the new lease.
