In other words, not guaranteed.So, something does not quite add up for me on the dealer/lender side - which would give me a pause if you were my client and asked for my endorsement.Also, you're trading deferral of capital gain tax for a 6.5% discount plus possibly income tax on the interest payments that are not yours to keep - phantom income.

You have to disclose, and most retail endbuyers will RUN away when they hear the word sinkhole.Only time I would ever even consider it if it was a buy and hold that I could get at a steep discount, and rent for enough cash flow to justify the risk....and could get a full inspection/review of the foundation remediation work done....and even then, I would pause.

You should absolutely charge something, because  it will be eye opening how many tenants get pets if there are no immediate financial cost.. think of the fee as a "Pause" button you make tenants think through the process more!

If the exterior gives you pause, you might  need to check in with the tenants yourself, require them to clean up, make repairs etc.
