There are private investors or JV partners that will offer funds to do that.

I am sure you can find plenty of funding partners willing to partner with you.

., we track all the data per each fixed asset in Google Sheets and it's a part of our monthly/yearly processes to input the appropriate adjusting journal entries so the depreciation and amortization are reflected on the financial reports on a monthly basis for each fixed asset.We have a depreciation worksheet, an amortization worksheet, and another worksheet that details all other aspects of each fixed asset (placed in service date, type of property, partners, etc etc) per client.It's nothing fancy but it works for us.

I am a developer and never took a course to learn.Best way to learn is partnering with an experienced developer.

You could find a partner to help establish an LLC that rents out your property long term, then subleases on a short term basis (master lease is one that is designed for subleasing, it is a way many people pick up STRs without actually purchasing any property, they just find owners who are okay with them subleasing on a STR basis). 

If possible, consider partnering with someone who has a higher credit score or stronger financial position.

If you are purchasing an investment property, consider bringing on a partner to your LLC.
