Cleared completely overgrown acre of trach trees, opened up the exterior space, put in aggregate driveway and parking spots for 4 vehicles.

DSCR would be in the same ball park range of mid-high 7s with good credit and 20% down.

I have been amazed by how much community owners will ask for parks that are posted for sale.We had a community for sale in Orem Utah, about 200 spaces asking $40,000,000.It is not unusual to see Parks that are right in the middle of the city asking $100,000 per space but that would mean CAP rates are down to the sub 5's.

If you are not sure what something costs you can either do the manual research or, access construction estimating software which will ball park your costs.

I bought one in Rohnert park CA in 95 ish  4 acres for 27k that could not be built on .. but it was right behind a Home depot shopping center and there was a free way interchange.. took till 2020 but in 2017 it got brought into the city limits.. the Indians built the biggest Casino in N.

We live in the Carolinas and are interested in townhouses or single family homes we can rent to folks that want to go to the parks and / or beaches.

And supposedly the author researched that these super wealthy individuals after they founded their companies did not have their money in stock market anymore but rather parked their wealth in Real Estate.
