When I did an online search for commercial multifamily lenders, most have a minimum lending requirement of $1M and I don't need that much. 

Mike, My recommendation would be during due diligence for a potential purchase, ask for past 12 months of all utility bills, property taxes, and any other municipal requirements like rental permits, occupancy inspections etc. 

These deals don’t really require bundled all-inclusive brokerage service, in my view.

My firm goes to 75% on a cash out, as long as all seasoning requirements are met.

There are tougher requirements to satisfy underwriters and there are actions to take to fortify your home that can lower insurance.
