I do keep my properties in top notch condition, and when people view them they can tell by the condition that I'm not a slum lord, I and have no problem letting them know that.

Pay attention to "predatory lending" issues as well as Dodd-Frank, if this was your primary residence and you haven't had other deals, you'll be exempt from Dodd-Frank, BUT, not predatory practices and Texas has municipal as well as state predatory rules.Even if you are exempt from Dodd-Frank, follow as closely as you can, they still need the ability to pay and meet future obligations, so if they have bad credit you'll be one notch up on predatory lending, credit attaches to the ability to pay.

You should only really care about this if you are going to play top-notch games on it though.
