Jeff I personally don’t, and I’m an agent and could try and bag 2.5-3% commission on my purchases, but use the listing agent every time.I understand the merits of both, a buyers agent will do the legwork and also submit the offers, going through the listing agent requires you to find the property then lock it up.

I mean that in the loan sense, not the type of property, although it holds true for both.When dealing with local or semi-regional banks, if you can show a track record of consistent and reliable performance when you purchase for X with Y down payment, and the fundamentals of the deal are sound, they will likely evaluate each deal on the merits, not just on your traditional income.

@Graham Dersley I came here to impart some wisdom, but I see @Jay Hinrichs and @James Wise have beat me to it ;) While I may be personally biased toward turnkey, conservative as I am, but I think I maintain a pretty unbiased attitude here on BP - both the self-assembled team route and turnkey have merit and both work for many many people.
