2 tenants in this duplex 1 pays on time every month the other one pays like 5 days late for 50% of rent then pays the rest even later if I evict I would have to give a 90 day notice as they have been there for a while (this is in ny) my property manager also thinks if I evict I can get 10-20% higher on this unit (this is my first property so i don't love taking on so much risk) just not sure what the correct move is here.

Although I was hoping it would cause her to move out, she stayed and later told me that it finally aired out.

I am also getting 10k seller credit from seller, and could either use that one to buy down interest rate or just pay off the closing cost. the lender is giving me few option one with higher fund at closing and lower interest rate, and one with lower fund at closing with higher interest rate (about 0.2% difference) With the high interest rate right now, do you think it is better to do higher interest rate, and refinance later or should I just try to get as low as interest rate as possible and do not worry about refinance ?

If you're going to send later notices include a copy of the original notice and remind them of the notice posted and mailed on ___________ which advised their tenancy would terminate 10/31/2024.

Furthermore, it sounded like they were mad at us for using their name on our pitch deck to the broker when we thought that was the main reason we are signing up with them, to leverage their experience and credibility as a sponsor.We were super disappointed, but to make things worse I heard later that Ryan Woolley was telling other students that we didn’t have our act together and it was a bad deal.

I still have people contacting me 2 years later asking if I know a way they can get their money back.

Eg before the sun comes up (or when she goes to bed), closing all curtains or blinds in the east and south facing windows (and later on the west facing ones) to keep the sun out; opening windows once it has cooled down at night and early in the morning (eg before 8 am)?
