The first time we pulled permits it was for a bathroom and kitchen remodel that we DIY'd.

I use one piece of vinyl flooring for the bathrooms and kitchens to contain water and spills.

Zoning can help but be sure to read the code for yourself.Consider that there are  key times for what defines a separate unit -- a roommate living in the basement vs. separate entrance, utilities vs. separate utilities and a kitchen. 

Ill need to do medium rehab on 2 x 1/1s and a studio approx 1300 sq ft in total. kitchens/bath/floorings probably some electrical since its an older building.

Kitchen renovations were not in our original plan, but these adjustments made our kitchen far more functional, and we feel the extra time involved was well worth it.

Must include at least an efficiency kitchen.

For example, the deal we are working on right now we are replacing nearly everything (flooring, Air Conditioner, Electrical, Plumbing, windows, drywall, kitchen cabinets, full bathroom & the room has 20 years left).

(I would also pay for the monthly rent via my savings/day job – in speaking with the owner, he said it would be a minimal amount because the property needs work).I don't know exact numbers on what the rehab will be, but I've been doing some research on the costs and am working from an average at the moment, as I look up what basic rehabs for kitchens, bathrooms, electrical, plumbing, new roof, etc. could be.
