I already knew this one from my past.Light fixtures are going in - Lesson: -Only the ones that do not have glass on them cause I know I will break them otherwise doing something dumb.Kitchen and master bath Cabinets will be at the house on friday (after it stops raining)Lesson - have pros install themFloors will be ordered on Friday and installer is set and ready to goLesson - no way in hell am I doing this.Paint is going up this week.Just got an infusion of funding to finish this beast.

There was a property that was sold at a foreclosure auction in the county we invest in based on the judgement on the property from the homeowner's association.

I would think that if the judgement amount on the home is higher than the ARV, for example the house has a judgment of 100k but only worth 90k this would be a good indication that the foreclosure has been brought on by the bank carrying the 1st mortgage on it?

Can't sue them for the remaining 11 months of rent.Take them to court and get a judgement for the damages.

Since this may require the Collector to first pursue a judgement, that is not all that bad of a deal.

Seems many folks make judgements just based on a few anecdotal instances or a story that a friend told a friend without getting on the ground themselves to make an evaluation.

To me this is a win/win, this saves me the time/money to have a sheriff come out, it gives him an incentive to not put a sledgehammer through walls, or cause damages, and to him, it prevents a judgement on his credit report, it saves him hundreds of dollars in a judgement, and possibly even will prevent, the eviction from coming up on future landlord screens(which is something I don't like, as these type of people and their actions need to be public record).Thoughts?

You essentially have no leverage since they can continue to foreclose on the property unless you pay the Final Judgement amount.
