Most flippers starting out don't realize this until they look at the books after the first year and realize they got totally hosed on taxes.In the next 3 years we want to continue growing our rental business and be selective on our flips.

Or, if you have a town with few storages but either not a high population or if it's in an area where the people who are there don't need storages, then you're hosed to.The major risk you are taking with that guy's proposal is that you are speculating.

I did that and still got hosed on the appeal. 2 of the 3 comps were about $107 per sq foot.
