In general, I'm interested in low-moderate risk RE investing and don't mind doing the grunt work (I enjoy Habitat for Humanity builds and hands-on projects).

That means nothing is flushed into the drain system other than toilet paper (and human excitement and urine of course), and you make sure this is in the lease and that you clearly inform the tenant of such.

There are a ton of consumer protections, and now you're a mortgage servicer in the most over-regulated era of the mortgage industry in all of human history.

I used $600 used cabinets from Habitat for Humanity, $1/sf tile on the floor but the granite is what sold it.

I wouldn't care about a fish, guinea pig, turtle, etc.  

Habitat for Humanity by my house has a ton as well, but it varies.
