You folded on that negotiation too easily.

Their response was two fold:1. 

A manager has a ton of vetted contractors already in their fold and while very large projects certainly may warrant a full on project manager from what you describe you might can get away with just an experienced manager who can dedicate someone to that particular project.  

First it makes them stand out in a pile of business cards, and it won't let it fold or "wrinkle" in someone's pocket3.

I am not going to fold and allow them to bully me into paying them until they replace my cabinets and my flooring.  

Call your exterminator. have him put out bait traps besides doing the extermination.Recheck bait traps get unit on regular schedule.It's going to be hard to prove they weren't there before... you word against there's right now.Pay for the initial pest service and follow up.Keep the unit on scheduled service for at least the next 3 months.I'd see what the pest guy says about the unit before passing any charges on to the new tenant.Tell tenant that any pest service after 90 days will be at their cost, if you think you can at this point,, with the lease signed you may not have much option to change terms.Unfortunately roaches love cardboard, and especially the glue on the box, and any box they may have picked up for moving could have had them in the box hid under in folds and they wouldn't have noticed them..

The entrance to the attic is a pull down hatch with a fold-up ladder.

I could be wrong about my "available date" thought but it's also a strange coincidence that interest has just picked up 10 fold for no other reason.

I have a garage in town with multiple washers and dryers and have two gals that clean for me that will also fold the laundry.
