It just takes longer days on market (30-60 days) and lots of conversations with landlords explaining why people have more options and go with the best one for the dollar and why we have to be more flexible in terms of pricing and requirements these days.

When you make an extra principal payment on a loan the ROI on every dollar spent is the APR of the loan.

This has the added benefit of dollar cost averaging your investments over a couple of years so that market timing is less relevant. 

No lender that does 50 mil is going to do a 50k loan hell they wont even do a million dollar loan :)  

You can acquire one with as little as 5% down now with a Fannie Mae conventional loan ( and maybe even add in dollars to update).

I have not looked at Kelowna  prices in a long while but its hard for me to gauge it since I bought in 2000 and sold in 2002 and made a fat profit at that time.. a lot of it was the currency Delta at the  time as well.. buying in US dollars Canadian real estate..
