If you do this, it will be even harder in the future (for you, psychological) to raise the rent to where it should be ... you'll be causing future you more problems that you're avoiding by caving in to the tenant.

Fortunately in the last 2 years apartment buildings in my market have caved to allow pets.

If you have tenants who always do a lot of damage, and expect to lose their deposit, they are going to be delighted to find a landlord who does not charge a security deposit.

I want it to be environmentally friendly and a delight to live in.

I don't expect to have any outside work for AT LEAST the next two months, so next week I'll be up on a roof doing the "delightful" job of removing shingles on one of my rentals, followed by a bunch of painting & gardening.
