I didn’t do that on a 20K deal and learned after that(my check was under $200). 

Her last deal she had a claim on the HVAC was leaking.

I focus almost 100% on my pad ready land cost to come up with profitable deals. 20% of gross development value is the most I will pay for land.

it's actually tough to find cash flowing deals anywhere right now.

Why put in all the work to only have you close a deal with someone else.3) Talk this through with your agent and lender.

We plan to come back live in it the other 6 months, fix it up more, repeat that process until we can find another deal that makes sense for us.

If you find a good deal someone will take it.
