Has anyone done these and had to evict and been faced with an equitable interest argument in court?

There are a couple of companies that offer "Functional Replacement cost". 

Usually there is a minimum of an Affidavit of Heirship or Probate court action that has to take place so that the heirs can sell.    

We had also been aware of the political environment of the city and had taken steps to protect ourself from the possibility of not being able to function as an STR.
