If I were to take a poll of all of the investors who came before you and who  implemented similar entity formation structures I suspect at least 90% fail to utilize the correct insurance depending on the status of their project (vacant, builders risk, property etc.), fail to execute contracts with vendors, use uninsured and unlicensed vendors, fail to be added as additional insured (likely don't even know the difference between being a certificate holder and being added as additional insured).   

Leaving places like El Paso and Amarillo as less desirable correct? 

I have sent them a "Notice of Default" with 14 days to correct.

Correct me if I’m wrong, but reaching out and saying “Hey, I know of this undervalued property and have comps” isn’t going to cut it.

Based on our participation in the market in July, good properties priced correctly are still selling within days.

I've done extensive research on the topic and have the resources to execute, I am looking for advice from someone who has done this before and can assist with the correct steps. 

I do think everyone has a different experience, but that's often colored by how much they are invested.

This may be wrong (happy to be corrected) but that's what I'm finding.

The correct way is to use the EIN of the IRA custodian instead of EIN of the LLC.
