I'm going for a meeting with a mortgage broker in the Seattle area this week and from what I understand It should be easy for me to get a loan. 1.Credit score over 7602.Household income over $100k net3.No debt4.Between me and the wife about $100k in assets 5.$35k Cash for downpayment  We are looking to spend max $300k on a house, any idea on the APR to expect for a 30year conventional loan in Seattle,WA. 

Also, some households will use the laundry facilities more and some will use it less, so to cover your costs in an equitable manner, you could base the additional amount of rent on the number of people in the household.

That said, is your criteria comprehensive?

I made the qualification  4x rent because the utilities for the house usually run $280/mo to $400/mo and I thought that if a household only makes $2250/mo (3x rent) in gross income, then their rent plus utilities could easily be more than 50% of their net income.

I suggest you work on those reading comprehension skills. 

You should put a more comprehensive Excel together and look up local owners within 30-40 mile radius of the area using public records and start dialing.

This number will include your mortgage (if you didn’t do Baby Step 7 above), utilities, groceries, auto, household expenses, planned giving, and a little extra for fun experiences.

I saw Yardi has come out with a new product, which I think is designed to be cheaper and not quite as comprehensive.
