I got my start in MFR by targeting areas where my client had interest, compiling a list of properties within that area, and then relentlessly calling every owner to gauge their interest in selling.

NODs in non judicial states may not be filed with the courts but I am sure the list is compiled by reputable list brokers.

In these cases, you'll have to eliminate the cancelled D-T to find the correct D-T entries to compile the current lien order.

I have started to compile a spreadsheet of rentals in each area noting asking rent, size, rooms etc.

Is the info they supply current, useful, and easily compiled? 

I have a little breakdown that I compiled that was provided to me by a few rehabbers in Baltimore and the Counties.  

Anyway, I have learned through you guys that a good method to find a deal is by compiling a list of properties in my niche and area that I would be interested in and directly mailing them asking them to sell.
