Part of the issue is probably a lack of measurement of agent skills.

There are logistical reasons whey other lenders aren't here including the recording process, Puerto Rico's bond rating and lack of MLS / Comps.  

With the lack of comps positive reviews will likely make a meaningful impact on the number of bookings/price you can get.

Not easy to find a strong STR investment that cash flows down in our market with the low inventory and the number of competitive offers - Bravo!

It should encourage a free economy with respect to residential housing recognizing that large profits would encourage competition/development.  

I believe this is because of the sheer lack of inventory of 1-2 or 5+ bedrooms. 

I'd start small and think about the least time-consuming and the lowest-risk strategies considering your busy work schedule/ lack of bandwidth to take on an additional job which is basically what real estate investing needs to be in order to be successful. 

But I am sensing major inexperience, lack of due diligence and just a bunch of red flags in general.
