It's always hard to fix things after closing, but you should try anyway.

Also, newer wholesalers only see about half of their contracts get dispo'd and closed (sometimes less) because of the reason just mentioned or a lack of Buyers to dispo to.

Always ask your agent to ask the listing agent which title company/closing attorney that they are working with.

Appraiser will use data from whatever closely matches the subject.

Sometimes the trailers I buy do still have titles on them, in which case we either have the seller cancel the title with the DMV before we close, or we have them sign the title into our name, and then we cancel the title ourselves.
