Taking an off-market deal you found and blasting it out on social media, emailing to hundreds of buyer, posting on a massive website is creating an on-market deal.

With new floors, cabinets, electrical, plumbing, and appliances, it offers turnkey living.

I've never had a city or village inspect finishing work like flooring, painting, cabinets, lighting,..... 

Obviously, stuff like; paint, new flooring, new kitchen cabinets, etc. 

Items completed:Kitchen has been cleaned, updated cabinet hardware & painted.  

Sure, lots of homes get hit by tornadoes... but there are 1.7 million homes for the tornado to choose from... so if a couple of hundred homes are impacted by tornadoes in a year, that is 0.00011% of the houses in Oklahoma getting hit... but just like hurricanes it makes for great tv coverage, so it's easy to see where you would try to worry about it.  

I'm sure there's a formula that experienced investors use when prepping a unit for renters, like specific cabinets, countertop, etc. 

I’m getting tight on budget and want to make sure it would be worth while to add cabinets/shelving before I do so. 

@Lisa Marie Thank you for the thoughtful contrarian feedback :)In regards to my financial situation, I do have a few hundred dollars of cash leftover after expenses (and mortgage) are paid each month.

But I know they should be able to either pop that duct line back out so it isn’t kinked, or cut our and replace it for a few hundred bucks, it’s just wireflex insulated ducting.
