Do not sweat broken outlet/switch covers, attic vents that are blocked, outlets that should be GFI (especially if they have a ground present), etc.Good luck

I have a few owners that will block out winter months Nov-Jan, but again am not sure if I recommend this is you have more than 100 units.Always try to structure lease-ups for April-May if at all possible so you have 3-4 great months to fill a building.

While there are several complexes, there seems to only be duplexes concentrated in certain areas of zip codes, unlike other cities I've seen where almost a whole block is all duplexes.

Having said that, I of course miss the weather and living a couple blocks from the beach but what far outweighs those losses is being able to see my daughter grow and spend time with family, along with not having the financial pressure of high living costs.

There is a school a block away and a Walmart, Ross, Harbor Freights, Dunken Donuts and Goodwill in the adjacent areas (all 0.5 miles away).This property was stripped down to the studs and has been completely redone with granite counter tops, stainless steel appliances, new carpet, tile, heaters, HVAC system, water pipes and electric wire.
