DSCR loans are only for long term holds.

I have my eye on a 4 plex I'd like to buy, renovate, rent, and hold.

Shallow vertical oil wells can have pretty small pads, while some deep horizontal wells with multiple holes can have some probably 10 acres.Minerals are superior to the land, so while not all that common, so someone who just holds the land, but does not have a good surface rights agreement could find a drilling rig in their backyard. 

It's my belief that because of the age, maturity level, number of decision makers (parents & their child) that it is one of the hardest niches in buy and hold investing.

Because you are past your 45 day period and have a valid list in place your QI has to hold your proceeds until either you have purchased all of the properties on your list, or day 180.

Lilburn is a great market for a long-term buy and hold, but don't expect significant cash flow for the first few years of holding.

The guy said to hold onto a rental for 3 to 5 years then if the ROI decreases they sell it and find a new market.
