I cannot expect the same level of appreciation that I was able to attain purchasing these properties at lows and letting them climb over the last several years.  

Not that facts matter, this thread is full of subjective views, but it sounds like many people don't believe the government statistics that show earnings and unemployment are related to educational attainment.

The speed of action is much more attainable and actionable for most.

But, at least in FL, the licensing is quite attainable.

Bottom line is what the end goal is and that is attaining the all mighty dollar.
