Luckily bank agreed to make repairs needed to pass four point.I had to get a renovation loan insurance policy where I paid for a year up front in escrow and they would pull $400 a month till renovations were completed and then I could find a new insurance policy and the remaining escrow would be transferred to the new policy.Paid $540 for an appraisal.

If you are looking 3-5 years down the road In my mind I'd want to have a "not to be under xyz amount" whatever that is to make it make sense to you, but then having the property appraised or using a CMA from a local broker to guid the valuation rather than zillow.

@Wesley Frye 5 showings in the first 10 days is too low and If you received an offer from a First time buyer they usually need help with closing costs.My first advice as an agent.is you need make sure about the value of your property because it need to be appraised and in case do not appraise for the amount they are offering you will be in a complicated situation because they do not have funds to cover the difference.
