I was a stress monkey and in retrospect annoyed the hell out of the promoter that exposed me to that deal.It was also a terrific learning experience, and we built a really cool 3/2 that is now about 5 years old.

You can also get the students parent's to co-sign the lease, which means your economic vacancy should be about 0%.The bad parts are two fold, 1) college students can be some of the most annoying, self-entitled brats on the face of the planet (I used to be one, so I can really attest to this).
