After a few hard phone calls, and several weeks of back-and-forth, my client decided the lack of trust in the seller, and the multitude of issues were too much for even the best deal on paper; and this may have been excellent.As agents, we constantly walk the line when it comes to judging a "good deal". 

Borrowers who have never been exposed to agency lending can often be caught off guard by the post-closing reporting and inspection requirements.

@Ray Sperle  You might look for agencies in your area who already run group homes to start  getting info. 

You project an unbecoming lack of humility, imo.  

As a flat fee listing service we always add the "Exclusive Agency Addendum" to the listing agreement that allows a seller to skip paying all or a large part of the buyer's agent commission.

The Buyer Agency Agreement (BAA), Buyer Agency Fee (BAF) or Buyer Agency Compensation (BAC) (however its called in your part of the country) cannot be displayed on MLS websites.

In the rental I just bought the home inspector cited lack of a fire wall between the house and the garage, so I had a contractor put a fire wall in even though EV charging wasn't even on my mind, but now I am glad I spent the money.I am not against EV's.

They will email the cleaning agency of my choosing each time there is a booking ot change. 

It's a state licensing issue most likely for the agent/agency.
