Say I have a first position performing note, what is a typical discount I should expect to give when selling?

A good way for a newbie to understand the variety is to visit a website like Crowd Street, ShareSFR, FinResi etc.

I wish it was more positive, but at least it lets everyone here know how it has gone for us.

It would be helpful to learn how one lands the jobs that come up in this forum and how much entry level positions pay.It sounds like you are focused on leaving a legacy which is amazing.

I heard that phrase a while back (I think it was a BP podcast) and it stuck with me.This has been a long time coming, but my wife & I finally worked ourselves to a position to make that decision.

The address was submitted to their red book and now shows up online as official address when I try to ship items from Amazon or similar websites.

I cannot think of a way that you (the LL who stands to "benefit" by them repairing their own space that they are paying you to use) will come across in a positive way.Plus, the tenant who incurred damage due to the other tenant's leak, may have some legal rights to have the tenant with the leaking pipes pay for the repair in both spaces.Now, beyond the legal side, you also need cognizant that most mom and pop tenants (which I assume these are) are not great with their money.  

However, there are more and more resources that are helping the industry as a whole, so hopefully this will shift more positively in the coming years. 

Essentially @Scott Trench is in the same position, running a RE education and publishing company, and arguably more hands on with his own investing.
