The Speaker did a Good Job but then once he talked about the cost & fees & stuff saying people can pay $197 to stay & continue getting educated it went down hill, then started showing interior  decorating of a kitchen that was remodeled & i just was like "wow lol". 

Hey guys, I am about to begin remodeling a duplex.

(Preferably one that does not take 7 months to remodel a kitchen.) 

The remodel will include removing load bearing walls, remodeling a kitchen, installing a shower in the master bath, carpeting the basement, refinishing the wooden floors, and finishing a roughed in bathroom in the basement. 

After remodeling I hope to tap into the forced equity to fund other projects and also rent or sell when I move away in a few years. 

No need to reinvent the wheel.With that being said, Samsung isn't a brand I consider for a high end remodel.

You can make either work or fail as an investment.Personally, I would think doing a remodel from a distance would be hard.

Well it’s not really .8% because it needs a full remodel to achieve those rents.So no I think it’s a ways off unfortunately.
