As far as the tenants, it's prob a wash (ha-ha) on if you or the company provides them assuming you use comm grade laundry eqpt.The one thing you need to be aware of is that laundry contracts usually are pretty adhesive and do get recorded as a UCC lien against the property.Also since they give you money up front, if you cancel early you'll owe the pro-rate on that plus some anticipated future revenues.If you want to cancel, you usually get like a 2 week window once a year with specific notice provisions.In short, READ AND UNDERSTAND ANY CONTRACT YOU SIGN!!!

To each their own though, I know there are people who do driving for dollars a lot better than I ever did and obviously people are incredibly successful doing it (us included - ha!)
