That brings it to $130K a year.In Jan 2023 my average days on market is 83, my average sale price is $367,000 and the average commission was 2.5 percent.  

If that baseline average is an acceptable figure, then go a few notches up from there with your design and amenities and you should do well. 

If average 30 year fixed loan rates reach the mid 5%'s many of the NON-QM mortgage programs that are currently rate prohibitive will also become more workable as cash flow and return ratios improve.
