This is one of the reasons I hired him - it helps cut down the incentives to push towards any particular products/plans/goals because of their own financial gain.That said, $6k a year is really in the ballpark of what our firm would be at for our minimum fees, which would be tax strategy and compliance filings - so that fee may or may not be reasonable depending on what they are doing and where you are located.

Whenever someone files for bankruptcy, there is an automatic stay of all legal proceedings against that person. 

You may be able to evict the named persons on the lease, but you'll potentially have to file a separate case for the unnamed adult.

So a pre-foreclosure typically means the bank has filed a foreclosure action but has not yet foreclosed.

Pre-foreclosure is usually when a lis pendens has been filed, but most of those get worked out, so the lists aren't always correct.

What I find helpful is pre-underwriting the file upfront in terms of reviewing credit, income and sources of funds needed for down payment / closing and reserves on a TBD property.  

From a financial perspective, loading up on insurance is more adventengeous than a LLC because if a claim arises, I'd rather file an insurance claim that give up the equity I built in a lawsuit.
