Yes, and in South Florida – Broward county has one of the largest ‘retired’ populations in the country, and these 'Baby Boomers' are now between mid-50s and 60's many of them were  post war- post depression raised children and investors, they have equity in their homes and after they pass, these properties can be gems.  

The trick is finding the gems that allow you to achieve the most of both.

Yes there are areas you need to stay away from but we have several gems here.

Outside of the normal traditional website presence, Yelp, NextDoor & GoogleMyBusiness, this is a gem-of-a-list to help grow your doors. 

So there's a lot of sponsors to choose from and it's (relatively) easier to find those gems with full real estate cycle experience.

Property managers are like tenants - there are a lot of bad ones, a lot of mediocre ones, and some real gems.

After reading these replies, I feel more like I have a gem, and got a better deal than I originally thought.

There is no way I could ever even take a stab rating my top ten tv shows, or films, or music...I can offer a few gems (guilty pleasures?)
