I would love to take one side of a duplex but I do not see any 3BR/2BA homes and my wife would not settle for less (even with the promise of cashflow) and I would like to remain happily married!  

The capital promised never seem to appear when needed, and the business ultimately failed.

The cashiers check will be fake and pass the bank, then they'll catch it and the money will come back out and your acct flagged.

Hi Stephen-Scenario I find two properties that show promise find an instituation willing to let me borrow for both properties, so the only skin I have in the game would be the percenatage down for both investments and use the banks money for everything else?

Lastly, I want to promise BP to set aside my shyness and be much more involved in the Forums.

He promised he would be done the week before thanks giving, as we did not want any work done that week.  

For example, if you found a great real estate deal and convinced me to contribute 50% of the funds, I wouldn't be interested in any contract from you promising not to steal my money: I'd want a secured interest in the property, likely in the form of a promissory note (describing the terms of the loan) and a recorded security deed (pledging the property as collateral for the loan).

As such, I'm interested in working with a contractor that has experience with all aspects of construction, is reliable and used to working with out of state investors (and can provide references), and delivers on the work that was promised. 

However you plan to handle it - just be prepared.Number two complaint is delivery by the promised deadlines.
