., no real Christmas trees (fire hazard), no halogen lighting (fire hazard), no deep bass audio enhancers ( too loud), no bbq's on rear deck (fire hazard) and no waterbeds (too heavy) . 

I don’t need the monthly cash flow but I do like the whole idea of a Christmas bonus for my hard work all year.  

They don’t care if grandma gave you $25 for Christmas and you deposited in your bank account.  

We did the same with the tenants we inherited and 3/4 left over the Christmas season when it’s harder to fill units.

I usually give my tenants a Christmas discount any way, so this might be the perfect way to leverage that.

Those FHA 3%ers can’t keep up the mortgage and people have cash aside going to start shopping like it’s Christmas.
