Seller (a landlord) wants to sell multiple houses/two-flats and 1031 exchange them for bigger & better things (he has 20+ properties).

As for the realtor scheduling, etc, in exchange for partnership status, forget it.

I responded back that that was an unacceptable response and I am expecting to receive the difference in a check and a new settlement statement.All of my exchanges with the property management company are in email written form. 

Unless that's something you have agreed upon, like they help you out in exchange for you doing lots of deals with them, then I would just simply say you need it done in 6 months or less.

I was in the process of making two simultaneous but separate 1031 exchanges from two SFRs to two MFs.

Most value add syndicators will optimize the property value (complete renovations in 2-3 yrs) then look to sell the asset w/the plan of utilizing a 1031 exchange to go find another value add property.  

I already let my banker know that we will be doing a 1031 exchange.
